What is the Greece Golden Visa?
The Greece Golden Visa is an investment-based residence programme that offers a renewable residence permit to third-country nationals who meet the investment conditions set out in the relevant legislation, and to eligible family members.
What is the minimum investment amount?
The investment amount under the Greece Golden Visa varies by region, the nature of the property and the legal investment category. Options starting from €250,000 may be available for certain conversion or restoration-type investments, while higher thresholds may apply in some regions and for standard property purchases. The Golden Visa eligibility of each project must be separately verified by the legal team before a purchase decision is made.
Can my family also obtain a residence permit?
Depending on the programme conditions, a spouse, children who meet certain age and marital status requirements, and family members in the direct ascending line of the investor and spouse may be included within the scope of the application. Family coverage and the required documents are assessed separately according to each applicant's personal circumstances.
Do I have to live in Greece continuously?
Continuous residence in Greece is generally not required for the investor to maintain the Golden Visa residence permit. However, if citizenship is the goal, actual and legal residence, language, integration and other citizenship requirements must be separately met.
How many years is the residence permit valid for?
The investor residence permit is generally issued in five-year periods. A renewal application can be made if the investment and other legal conditions are maintained. ASFALIS coordinates your renewal process for the second five-year period following your first five-year period.
Is Greek citizenship acquired automatically?
No. Holding a Golden Visa alone does not automatically confer citizenship. A citizenship application requires meeting the conditions set out under the applicable legislation, such as actual and legal residence, language proficiency, and social and economic integration.
Can I rent out my property?
Leasing may be possible depending on the nature of the property, the Golden Visa category, the manner of use, and current local regulations. ASFALIS provides support in assessing the appropriate leasing model and carrying out the process with local partners.
